Relax in style at The Hopetoun Penthouse Residence – this spacious, beautifully presented 3rd floor apartment sleeps up to 8 guests and is located less than a mile from Princes Street in the heart of the city, and has everything you need to make your stay as comfortable as possible.

The location enjoys the perks of city living, and you’ll be spoiled with a great selection of independent shops, cafes and restaurants; all just a short stroll from your doorstep on Leith Walk and the Omni Centre, featuring an excellent range of restaurants, bars, pubs and a cinema.

Light and airy, the comfortably furnished living-room/dining area sits on a corner plot with vast windows providing a bright open aspect over the gardens. After a long day’s sightseeing, fall back into the sumptuous sofas – the perfect spot to unwind.

Moving through to the roomy contemporary kitchen, everything is on hand for you to cook up a treat. Fancy a bit of breakfast al fresco style? Open up the patio doors to your very own balcony bringing the outdoors inside. The integrated appliances include a dishwasher, fridge, oven, hob, washer/dryer and microwave.

Time to rest? Choose from 3 beautiful double rooms, all decorated in tranquil tones to ensure a peaceful night’s rest – one of which can be set up as either twin beds or king bed. The master bedroom features an en-suite shower room. Two additional guests can be accommodated on the double sofa bed in the lounge. A modern family bathroom with an over bath shower completes this wonderful holiday home.

A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.

Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 21:00 will incur a late fee of £30 for unsociable hours. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Please arrange your arrival with the property manager at least 24 hours before arrival.

Check in is from 4pm, and check out is before 11am.

Please note that there is an additional charge for use of the sofa bed. Therefore, if your group size does not meet the maximum occupancy and all guests can be accommodated in beds, the sofa bed will not be set up unless explicitly requested. For example: if your party size is 2 in a property that sleeps 4 using a double bed and a sofa bed, the sofa bed will not be set up unless requested and an additional fee paid.

Please note for groups of 7 or 8 that don't want to use the sofa bed we can provide a blow up bed. This property does only accommodate 8 guests max.
